This work is part of the research of the doctorate thesis Amenity migrations and sustainable competitive development of mountain tourist destinations of Northern Patagonia, Argentina, in the Department of Geography, Universidad Nacional del Sur. Regressive effects of real estate business in Villa La Angostura and San Martín de los Andes are considered. The study is based on the observation of certain critical development conditions these mountain destinations are experiencing, which can be interpreted as critical derivations of post tourism mobilities. The common situation in these destinations is the increase of tourist supply, over the growth of tourist demand. Real estate, acting in the "shadow of tourism" has contributed to this situation, endangering the economic dimension of the sustainable competitiveness of these destinations.
